What Happens During a Pre-Listing Home Walkthrough in DFW?

A pre-listing walkthrough is a chance to look at the home together and discuss the sale before you commit to repairs, photography or an asking price. The house doesn’t need to be ready for a showing.

I’ll ask about your moving plans, look at the property and explain how I would approach the listing. Bring the questions you want answered before choosing an agent.

How long does a pre-listing walkthrough take?

Plan on about 15–20 minutes as a baseline for an initial walkthrough. The visit may take longer depending on the property and the questions you want to discuss.

Start with what you want the move to accomplish

Tell me what is prompting the sale and how flexible your timing is. Relocating for work, downsizing, selling an investment property and coordinating a sale with a purchase can lead to different priorities. We can discuss which decisions need attention first and which can wait.

Look at the home before committing to projects

As we walk through, we can discuss condition, presentation and the questions a buyer may ask. Point out known concerns and work you have already completed. Available repair records or contractor estimates can be useful, but you do not need to assemble a paperwork packet before we meet.

Put pricing and marketing questions in context

I’ll explain which sales and competing listings I’d review for a comparative market analysis, accounting for your home’s location, layout, condition and improvements. You can ask how those comparisons would inform my price recommendation.

We can also discuss photography, the description, showing arrangements and how I’ll keep you updated. I want you to understand what I’m proposing before deciding whether we should work together.

Tell me what happened and what you would want handled differently. Previous listing details and feedback can help us discuss price, presentation, exposure and buyer concerns.
