Good marketing means doing the details well.

I personally photograph each listing with the sale in mind. I choose images that show buyers what makes the home worth seeing, write the description with care and stay involved in the follow-up. Before we list, I’ll walk the home with you, review comparable sales and discuss preparation and timing.

We’ll walk the home and discuss your moving plans, known condition issues and any work you’re considering. If it was listed before, tell me what you want handled differently.

Price and prepare

I’ll explain the comparable sales and competing listings behind my recommendation. We’ll discuss repairs and presentation before you commit to spending.

Launch and market

I’ll prepare the photography, description and listing details, then keep you updated on inquiries, showings and recurring feedback.

Negotiate and close

I’ll explain the offers, weigh price and terms with you, and negotiate around your priorities through inspections and closing.

What you can expect from me

Negotiation starts with preparation and listening. I want to know what matters most to you—proceeds, timing, possession or another priority—before we discuss an offer or counteroffer.

I’ll keep you informed about the activity on your listing and explain my recommendations. You should know what buyers are responding to, which conversations are progressing and what decisions need your attention.

If your previous listing didn’t sell, I’ll review the marketing and feedback with you before proposing a relaunch. You can ask what I would change and why before choosing whether to work with me.

Frequently Asked Questions

Selling time includes both finding a buyer and completing the sale. The time to receive an acceptable offer varies with pricing, condition, location and local demand. After you accept an offer, the contract sets the closing schedule, subject to financing, inspections and other agreed terms. Harry can review comparable listings with you to discuss a realistic plan.

Not necessarily. I’ll walk the home with you and review the competing listings before recommending work. We can separate condition concerns from cosmetic choices and weigh the cost and time against selling as it is.

I’ll review estimated agent compensation, title fees and other closing costs with you, then update the estimate as the terms of the sale develop.

An agent handles the listing, buyer inquiries, showing feedback, offers and negotiations. Ask how they’ll photograph and market your home, who follows up with interested buyers and how you’ll be kept informed. Those are responsibilities you can compare when choosing whom to hire.
