Before you hire contractors, I’ll walk the home with you and review the competing listings. We can identify repairs that need attention, the presentation work worth considering and the larger projects you may be better off leaving to the next owner.

Repairs, presentation and your budget.

Cleaning, lighting, furniture placement and visible maintenance are often the first things I review. We’ll separate those from major upgrades and compare the cost and time involved. I won’t promise that a renovation will pay for itself.

How condition affects the comparison.

Original finishes don’t mean the home can’t sell. They do affect which listings make useful comparisons. I’ll review nearby sales and current competition, explain my recommendation and keep you informed about showing activity and recurring feedback.

Looking beyond the offer price.

Concessions, repair requests, financing and the closing date all deserve attention when we compare offers. I’ll explain how the terms affect your expected proceeds and moving plans. An estimated net sheet helps put the numbers side by side, with the assumptions made clear.

What should I have ready for our first conversation?

Your address and an idea of when you’d like to move. Bring your questions; repair records or a previous listing are helpful if you have them, but you don’t need to prepare a packet.

Can I advertise the nearest Garland ISD school as the assigned campus?

Garland ISD has a Choice of School process. Confirm the property’s district and the current choice and enrollment requirements; proximity alone does not guarantee placement at a particular campus.

Should I compare a Firewheel-area home with all of Garland?

Start with the specific subdivision and homes with comparable layouts, lots, condition and association obligations. City-wide figures provide context, while the property’s immediate competition helps explain its position.

Do I need a complete remodel to list an older Garland home?
