In this part of Dallas, I look closely at the street, lot, layout and improvements. An addition, a converted garage or the way the living room opens to the yard can matter more than a ZIP-code average tells you. Those are details I want a buyer to understand from the photos and description.

Recent sales show what buyers agreed to pay. Active listings show what they can choose instead of your home. I review both, accounting for the floor plan, lot, garage and level of renovation rather than relying on bedroom count alone.
Roof invoices, foundation evaluations, drainage work and system replacements help us explain what has been done. Bring the records you have. For an unresolved concern, we’ll discuss which qualified professional should evaluate it before deciding on repairs or cosmetic work.
Furniture placement, lighting and a tidy yard may be enough to show the space well. I’ll walk through with you before recommending larger projects, so we can compare the likely benefit with the cost and time you have available.
I photograph each listing with the sale in mind. That includes choosing the lead image, arranging the gallery so the layout makes sense and leaving out weak or repetitive shots. I give the description the same attention: useful details that give a buyer a reason to see the home.

Not necessarily. I’ll review the home and its competition with you before recommending work. A focused repair or better presentation may make more sense than a new kitchen, depending on the condition, cost and your moving plans.
A ZIP-code median cannot account for your home’s condition, layout or exact location. I’ll review property-specific comparisons and, when possible, walk through the home before recommending a pricing approach.
